Property doesn't need preparing for a sale

Putting a house up for sale that isn't up to standard can cause it to sit on the market and lose more and more interest over time. Alternatively, if you give your house the TLC it needs to attract attention, you could get out thousands more than you put into the staging and preparation. 

A "for sale by owner" listing saves money

The first mistake here is that sellers believe that selling property is easy. If it was as easy as putting up a for-sale sign, snapping a couple of pics and getting it online, then there would be no need for real estate agencies. 

 

In fact, "for sale by owner" properties will often cause sellers to lose money. Between overpricing the property, inexperienced negotiating, and incompetent property-transaction knowledge, there are countless money-losing mistakes that could occur when there isn't a professional involved through the selling process.

 

Never offer the full asking price

When there is a low supply and high demand, realistically, you need to come in with a fair to impressive offer. 

 

Making a low offer on a move-in ready home unfortunately won't get you very far. When there are more buyers than there are sellers, you have to come in with a competitive offer. This means that in some markets, for a property you really want to secure, you might want to offer over the listing price.
