Category Property News

The Hout Bay development market is once again abuzz with activity and a new sectional title project launched by developer Farrelli Properties, priced from R1,185,000 to R2,550,000, is sure to be in demand because of its competitive pricing and tranquil setting, says Cathy Cockcroft, the IHPC estate agent handling the marketing of the units here.

The 63 unit development is called Riverside Square and will have 12 bachelor units, 24 one bedroom units, and 27 two bedroom apartments in a four storey block.  The sizes of the units will range from 41m2 to 90m2 and will be finished in high quality materials, says Cockcroft. All the apartments will have open plan kitchens with under-counter ovens, electric hobs, extractor fans, plumbing for dishwashers or washing machines, and built in cupboards in the bedrooms.

In addition to the quality workmanship, it will offer residents lifestyle “extras” such as an outdoor swimming pool, 24 hour security, a communal laundry facility and secure undercover parking.  There will also be extra storage space available for purchase or hire.

Construction on Riverside Square has begun, with completion and handover of units expected by early 2017.

The developers only require a R10 000 reservation deposit on signing, with the balance of the purchase price to be paid on transfer.

Riverside Square is sited on Empire Avenue, on the banks of the Disa River and offers views of the Hout Bay valley as well as the surrounding mountains which can be enjoyed from private balconies. It’s central position, within walking distance of Hout Bay beach and five minutes from Llandudno, and close proximity to restaurants, retail centres, and good local schools, as well as the MyCiti bus service, makes this an ideal residence for young professionals and families alike.  There is also easy access to a variety of sporting activities, including horseback riding centres, hiking trails, watersport facilities, and various gymnasia.

Security has been made a priority by the developers and will include state of the art intercom systems, biometric access, electrified perimeter fencing, CCTV camera surveillance and 24-hour guard services with an on-site duty manager.

The units at Riverside Square are designed to be light, airy and modern, maximizing on the majestic mountain and wetland views.  The developers feel that this will become a landmark development in the bay, as they have positioned it, while taking in views, to be be private and welcoming to its residents.  The apartments are to be built around an enclosed private courtyard with its swimming pool surrounded by indigenous landscaping.  It offers residents a unique opportunity to live in a modern, secure, lock up and go environment, which will appeal to owner occupiers and investors alike, said Cockcroft.
