How 'in love' do you need to be with a property to buy it?

So you found it... 'The One'. 

The property you've been dreaming of buying your whole life. It was love at first sight. It has everything you need and want - bells, whistles, a white picket fence. Etta James' 'At Last' even played when you first pulled up to the curb... or was that just in your head? Either way, you've fallen head-over-heels with this heavenly piece of real estate and you can't imagine life spent in any other.   

So, is this it? Do you go all-in? Do you say 'yes' to the house? And is love alone a good enough reason to put in an offer? 

Imagine your property search is like dating...

Just like a series of first dates, a property search is your chance to interview your potential property candi-"dates". Here are some tips to help you make a levelheaded decision if yours is in the clouds...  

1. First impressions

Pay attention to your initial instincts. Things may not always be as they seem, so stay alert, ask the right questions, and take note of the answers. How do you feel as you make your way through the property? How easily can you picture living there? If those first impressions are good, great! Set a date for a second viewing and see what happens...

2. Take your time (but not too much)

Shop around. Don't throw yourself at the first hot property that appears to have all the right perks in all the right places. The last thing you want to do is hitch yourself to a house that over-promises and under-delivers. But don't take too long either. Your dream property could also slip through your fingers if you play too hard to get. The stars won't always align perfectly on your property hunt either. So keep an open mind and note all the pros and cons of each property. What are your non-negotiables? What are the dealbreakers? What aspects of the property can you tweak to your liking? And what features are there to stay? 

3. Get a second (or third) opinion

They say love is blind, so consider that you might have your blinkers on when it comes to a seemingly perfect property. It happens, so don't underestimate the power of asking for advice. If a property seems too good to be true, get others to weigh in. The objective eyes of seasoned property buyers will help you spot any red flags that you don't (or don't want to) see.    

4. Know your worth

Clichéd, we know. But don't settle too early. Set clear expectations about what your dream property should look like and include. Your search might take longer, but it will absolutely be worth the wait. Even if it doesn't tick all the boxes, you're sure to come pretty close, and you'll be falling in love with your property for decades to come.
