How to Be an Attractive Tenant

Category Advice

So, you've found the perfect property to rent - but you aren't the only one wanting to turn this house into a home! Aside from having a good credit history, there are other strategies that you can employ to ensure that you're the first pick.

How to stand out from other rental applicants:

1. First impressions count!

Your competition with other potential tenants starts the moment you pick up the phone to arrange a property viewing. First impressions matter, so make sure you're friendly and polite when scheduling the appointment.

On the day of the viewing, be on time and make an effort to dress smartly. Treat the whole process as if it's a job interview - you want to impress at every stage, so be on your best behaviour! The landlord or managing agent will most likely ask you some questions about yourself - what do you do for a living, where do you currently live, do you have any pets? - so be prepared and answer them confidently.

2. Have the relevant documents ready

This is a step you can prepare for before you even receive the application papers from the landlord. Rentals generally require the same information, such as:

  • a copy of your ID or passport
  • three month's bank statements
  • your most recent payslip

You can also gather the contact details of your references for your background check. Landlords generally want to speak to your current managing agent and your employer to get an idea of what you would be like as a tenant.

3. Fill out the application form as soon as possible

It's very unlikely that you're the only applicant, so fill out the form and send it back as soon as possible. The sooner you get this done, the higher the chance is that your application is on the top of the pile.

Don't make the mistake of rushing this step, though. Read the document properly and follow all the instructions. Make sure you've attached all the relevant documents as well, and ask for confirmation that your application has been received in good order.

4. Stay in contact

The ball is now in the landlord's court. Once they receive your application form they can begin your financial and background checks. Some agents will keep you updated during this process, while others go radio silent - don't panic if this happens to you!

Send a friendly email asking if there's any way you can assist to make the landlord's life easier. This way, you'll appear keen without nagging, and hopefully get an update on your application.

Now that you're prepared, it's time to find your dream rental: head to SAproperty.com to find your perfect match!
