How transparent should I be with potential buyers? 

This may seem like an obvious question, but the reality is - as a seller - you want to get the most out of your property's sale as possible; that being said, it should never be at the expense of honesty. If you want to avoid potential lawsuits down the line, you will always be better off being transparent about the condition of your home. Disclose all defects relating to your property that you are aware of. 

Why is my property's assessed value different from its estimated worth?

The first thing to note is that assessed value is not the same as market value. It is calculated with the intention of determining your municipality's tax requirements on your property. This calculation will be multiplied by the local tax rate to configure your yearly property tax payable. This valuation doesn't affect the worth of your property on the market, which can be either higher or lower than its assessed value. 

Should I over-price my property to leave room for negotiation?

After a skilled agent has suggested a suitable listing price, many sellers will still opt to list at a higher price with the hopes that someone will settle to buy for what was originally suggested by your agent to list at.
