Nitty-Gritty Questions for Sellers

Category Advice

As daunting as it was purchasing your property, it can be even more overwhelming to try and sell it. You can easily come by answers to questions like "When is the best time to sell?" or "How can I prepare to sell my home?". But you most likely still have a stack of questions relating to the finer details around selling that aren't commonly talked about online.

Questions you haven't found the answer to

Whether you're a real estate agent wanting to equip yourself with the knowledge to make those sales, or you're a homeowner looking to sell but have a couple of queries first... Here are some nitty-gritty questions from property sellers:

How transparent should I be with potential buyers?

This may seem like an obvious question, but the reality is - as a seller - you want to get the most out of your property's sale as possible; that being said, it should never be at the expense of honesty. If you want to avoid potential lawsuits down the line, you will always be better off being transparent about the condition of your home. Disclose all defects relating to your property that you are aware of.

Why is my property's assessed value different from its estimated worth?

The first thing to note is that assessed value is not the same as market value. It is calculated with the intention of determining your municipality's tax requirements on your property. This calculation will be multiplied by the local tax rate to configure your yearly property tax payable. This valuation doesn't affect the worth of your property on the market, which can be either higher or lower than its assessed value.

Should I over-price my property to leave room for negotiation?

We are more than happy to answer this one, as we've seen this mistake on the property market all too often. After a skilled agent has suggested a suitable listing price, many sellers will still opt to list at a higher price with the hopes that someone will settle to buy for what was originally suggested by your agent to list at. While this is optimistic thinking, unfortunately, it does not work out for most sellers. Instead, their property sits on the market and gathers dust, losing value over time.

Can I sell my house myself?

The answer is yes - it is possible to sell your property without an agent at your side, but it will be significantly more difficult and stressful. There are momentous benefits that come with an experienced estate agent. If you want to get the best price out of a speedy sale, we highly recommend partnering with an established and professional real estate agency.
